Buying Property in Mallorca in 2027

A year-by-year companion to the buying guide — focused less on the legal sequence, which changes little, and more on how to approach a search in 2027 with clarity.

The mechanics of buying in Spain — NIE, due diligence, private contract, notary — are set out in full in our practical guide to buying property in Mallorca. This companion piece assumes you have read that and looks instead at how best to organise a search in 2027.

Define the life before the house

The most successful purchases begin with a description of daily life rather than a list of specifications. Will this be a summer house, a year-round home, or a base you return to every few weeks? Do you want to walk to a village for coffee, or to be entirely private at the end of a track? Will children or grandchildren need schools, or the airport need to be twenty minutes away?

Those answers narrow the island far more effectively than square metres and bedroom counts.

Practical preparation for a 2027 search

  • Obtain your NIE early — it removes weeks from the timeline if a purchase moves quickly.
  • Appoint an independent lawyer before viewing, not after an offer is accepted.
  • Confirm with a tax adviser how ownership structure and residency affect your position.
  • If financing, obtain an indication in principle from a lender familiar with non-resident applications.
  • Agree in advance who can sign on your behalf, via power of attorney, if you are not on the island at completion.

Viewing well

See a house at different times of day where you can. Orientation determines whether a terrace is usable in August and whether the living room has light in January. Listen for road noise, note how far the nearest neighbour's windows are, and ask what the approach is like in winter rain.

Photographs are persuasive; light, sound and access are not photographable.

Keeping this guide current

Because tax rates, licence rules and lending conditions are revised periodically, treat anything year-specific as a prompt to verify rather than a figure to rely upon. Confirm current rules with your lawyer and tax adviser at the time you buy — that is the only reliable source for the year you are actually in.

A conversation, before a search

Every good move to Mallorca begins with an honest discussion about how you want to live here. Share what you have in mind and we will take it from there.
