The Best Areas to Buy Property in Mallorca

There is no single best place to buy in Mallorca. There is only the area that matches how you intend to live here, and the honest differences between them.

The southwest coast

The island's established prime corridor runs from Palma out towards Andratx: Bendinat, Portals Nous, Puerto Portals, Costa d'en Blanes, Calvià, Santa Ponsa, and finally Andratx and Port d'Andratx. It offers sea views, marinas, international schools and quick airport access, which is why so many year-round residents settle here.

Son Vida and the hills above Palma

Son Vida sits in pine woodland minutes from the city, with golf, large plots and a settled, private atmosphere. It suits buyers who want space and security without leaving Palma behind.

Palma

The old town, Santa Catalina and the streets around the cathedral offer restored townhouses, courtyards and roof terraces. Life here is walkable and cultural — galleries, markets, restaurants — and the airport is close enough for genuinely easy travel.

The Serra de Tramuntana

Deià, Sóller, Valldemossa and Banyalbufar sit within a protected mountain landscape of terraced hillsides and stone villages. Homes here are characterful and private, and the setting is extraordinary; in return, journeys take longer and winter is quieter.

The north and east

Pollença, Alcúdia and the long bays of the north offer a gentler, more family-oriented pace and some of the island's best beaches. The east coast, around Artà and the smaller calas, remains comparatively undeveloped and appeals to buyers seeking quiet.

Choosing between them

  • Airport access — southwest and Palma are quickest; Tramuntana and north are slower.
  • Year-round life — Palma and the southwest stay open in winter; some resort areas do not.
  • Privacy — country and mountain properties offer more; coastal villages offer more community.
  • Boating — Puerto Portals, Port d'Andratx and Palma are the natural bases.
  • Schools — the southwest corridor is where most international schools are concentrated.
