Port d'Andratx
A deep natural harbour, hillsides of villas facing the water, and one of the most consistently desirable addresses on the island.

Port d'Andratx works because of its geography. The harbour is sheltered and deep, the hills rise steeply on both sides, and almost every house is oriented towards the same view of water and mountain. Evenings are spent on the promenade; the light at the end of the day, across the port, is the reason a great many people buy here.
The property here
Because the buildable land is constrained by topography and protection, supply at the top of this market is genuinely limited — which is why well-positioned homes here rarely stay quietly available for long.
- Front-line and elevated villas, the most sought-after and the scarcest category.
- Contemporary hillside homes with terraces and pools designed around the harbour view.
- Apartments and penthouses close to the promenade and marina.
- A limited number of traditional properties within the older part of the port.
Life and amenities
The marina is the centre of things, with sailing and motor-boating a normal part of daily life. Restaurants line the water, the majority open through the main season and a good number year-round. Andratx town, five minutes inland, supplies the everyday services; Palma and the airport are around thirty minutes by car.
Points worth checking before buying
- Orientation — south and west-facing terraces behave very differently in summer and winter.
- Access and parking, which can be tight on the steeper hillside lanes.
- How much of the view is protected by what sits below the property.
- Whether terraces, pools and extensions were licensed and are correctly registered.
- Mooring availability, if a berth matters to you — it should be investigated separately from the house.
